  • What is it really worth?
  • What risks should I know about?
  • What should I offer?

Our first principle

A property is not a price. It is a set of characteristics.

Two homes at the same asking price can hold entirely different futures. BuyDNA weighs what actually decides the outcome — property value, comparable sales, risks, location, market conditions, rental potential and offer strategy — and shows the evidence behind each one.

  • What is this property actually worth?
  • Is the asking price realistic?
  • What have comparable properties sold for?
  • Are there risks I should know about?
  • What's happening in this suburb and market?
  • What should I consider offering — and when does it stop making sense?

The property's DNA

Seven signals. One clearer buying decision.

Built from property, market and government evidence — and combined into a single BuyDNA Score out of 100.

BuyDNA Score

0–100

The seven signals weighted for how you intend to buy — to live in, or to hold.

ValueDNA

Is the asking price supported by comparable sales, and what does the evidence say it's worth?

GrowthDNA

Long-run price behaviour, supply approvals and how tightly owners hold in this market.

RentDNA

Achievable rent, yield and vacancy — read for the property, not the postcode.

RiskDNA

Flood, bushfire, zoning and condition questions, mapped to the property boundary.

LocationDNA

Measured distances to schools, stations, transport and services from the property itself.

LivingDNA

Size, configuration and liveability — what it's like to actually own and occupy.

DealDNA

Days on market, price changes and competition: how much pressure sits with the vendor.

Each signal is scored only from evidence we could source for the specific property. If a dataset is unavailable, the report says so rather than filling the gap.

The method

Three moves, and nothing hidden in between.

Property decisions are easier when you can see the evidence behind them. BuyDNA shows you the view, the evidence behind it, and how confident the available data allows us to be.

You get a decision, not a data dump

What it's worth, whether the asking price is realistic, the risks worth checking, and what to consider offering.

A real Saturday

The listing tells you what they're selling. BuyDNA tells you what you're buying.

You've found a home you love. You love the kitchen, your partner loves the location, and the selling agent says there is strong interest.

But is the asking price reasonable? What have comparable homes sold for? Is there anything you're overlooking? And what should your first offer be?

Below is that same Saturday, read end to end — an illustration of report structure, not a real listing or real market data. Your report is built from data retrieved for the address you enter.

  • Owner-occupier demand: 78% of recent buyers were live-in
  • Inside both a primary and secondary school catchment

What we'd investigate

  • Original 1948 electrical system — request a compliance check
  • Overland flow path across the rear third; confirm drainage
  • Kitchen and wet areas nearing the end of useful life

Leading concern

One bathroom, original kitchen with gas cooking, external laundry and no recorded build year. Budget for a building and pest inspection before you commit.

Analyse a Property

Where the evidence comes from

Real data, or we say so. Never an estimate dressed as a fact.

Every figure in a BuyDNA report is retrieved for the specific property, attributed to a named source and stamped with the date we pulled it.

Property and market data

Licensed valuation, sales history, comparable sales, rental and market-cycle data for the exact address.

Government spatial and statistics

Flood and bushfire mapping, zoning, schools, transport, health facilities and area demographics, read from official services.

The listing itself

Asking price, campaign history, method of sale and the attributes the agent has disclosed.

Why there is no national market dashboard here

Published market dashboards age badly and rarely describe the property in front of you. Rather than show medians and growth rates we cannot attribute for every market, BuyDNA retrieves market context — cycle position, rents, vacancy, days on market and supply — for the property you analyse, and states plainly when a dataset is unavailable for that address.
Analyse a specific property

Street resolution

Suburbs are too blunt. We analyse the individual property.

Two houses 300 metres apart can differ materially on resale. Flood lines, arterial frontage, rail noise and catchment boundaries all run mid-street — so hazard mapping, zoning, school and transport distances are read for the individual property, not averaged across a postcode.

Mapped to the property

Flood and bushfire overlays and zoning are queried against the property boundary, then reported with the layer and authority they came from.

Measured, not assumed

Distances to schools, stations, transport stops and hospitals are calculated from the property's coordinates — no suburb-level proxies.

Where a state or council does not publish a layer we can query for an address, the report records the dataset as unavailable instead of substituting a score.
